Terms & Conditions
Bookings are subject to the following terms and conditions as agreed to at the time of booking. A contract between you (the tenant) and the owners (Michelle & Gary Bush) will come in to existence when you make the booking. The contract binds you and all members of your party, so it is your responsibility to ensure that all have read and accepted the terms and conditions.
A non-refundable deposit of 30% of the rental price is payable at the time of booking. Bookings made less than 6 weeks before arrival are payable in full.
The balance of payment is payable six weeks before commencement of your stay. If the balance is not received by the due date your booking may be treated as a cancellation. A reminder will be sent to you before the due date.
Cancellation by the tenant must be notified to the owner in writing. If prior to arrival you cancel your booking, the owners shall return the following amounts.
Note that the initial 30% deposit is non-refundable.
70% of the total rental cost is refundable due to cancellation six weeks or more prior to arrival.
50% of the total rental cost is refundable if cancellation is between 6-4 weeks prior to arrival.
Less than 4 weeks, we will endeavor to re-rent the dates cancelled and do what we can to get some refund to you.
4. Travel insurance
We would strongly advise that you take out travel insurance which will cover the costs of cancellation due to sickness, accidents and family emergencies.
5. Cancellation by owner
Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and all payment made will be promptly refunded to you. If available and suitable there could be the option to move your stay to one of the other apartments.
6. Personal property and liability
All personal property kept by the tenant on the premises shall be and remain at his/her sole risk. The owner shall not be liable for any damage to or loss of such personal property nor shall the owner be liable for any injury to the tenant or guests in and about the premises, or liable for any expenses or inconveniences that may be incurred. Insurance is recommended.
7. Property details
It is your responsibility to make sure that the style, type, standard and location of the property you choose fulfils your requirements. All the information you need to do this is provided on the website and we are happy to answer any questions you may have prior to booking.
8. Arrival & departure
The tenant should provide an estimated time of arrival at least two weeks prior to arrival. This is appreciated and is to the benefit of both parties. Check-in is from 3.30pm and check-out by 10.30am however, where possible we try to accommodate earlier arrivals/later checkouts. We do not accept any bookings for arrivals to the apartments after 9pm
9. Security deposit
A 200 Euro (or equivalent) security deposit will be taken in cash on arrival and kept in case of any damage or breakages during your stay at the property. It will be returned at the end of your stay less cost of any applicable claims.
10. Maximum occupancy
The number of persons using the accommodation at any time must not exceed 4 and only those people listed on the booking form can occupy the apartment. We reserve the right to terminate the booking without refund in case of a breach of this condition. The tenant may in no circumstances re-let or sub-let the property, even free of charge.
No pets are allowed on the property without prior permission by the owner.
This is a no smoking apartment. Smoking anywhere inside the premises is not allowed. Any damage or extra cleaning required caused by smoking will be at the expense of the tenant.
13. Damage to property
Please treat the facilities and accommodation with due care.
If you notice damage, please let us know as soon as possible so we can take the appropriate action. If there have been any breakages during your stay, we would be grateful if you could replace them or advise us before you leave. Please also lock doors and close windows when you leave the property and turn off air-conditioning.
14. Electrical and Utility Failures
The owner shall not be liable for any temporary unforeseen defect or malfunction of any equipment, machinery or appliance in the apartment such as TV, internet or air-conditioning. Neither can the owner be held responsible for any unforeseen failure of electricity, water or gas. We will endeavor to fix or replace items in the event of failure as quickly as we possibly can.
